Weird thing is that I had the folder zipped, un-zipped it, ran Malwarebytes on the un-zipped folder in my downloads and nothing was flagged. Then moved the files from that folder into another folder, ran Malwarebytes, and the file was then flagged. I've since quarantined and deleted, along with the file folder, zipped folder, etc. but want to put the .txt file here to see if the flagging was correct or was a false positive.
